South Austin perhaps best typifies the eclectic Austin lifestyle. Here the quirky mingles with the upscale to create a modern urban sensibility that is equally suitable for young up and coming professionals, Austin newcomers with an interest in exploring the unique, and older homesteaders alike.
Situated south of the Colorado River (and Lady Bird Lake/Downtown) and sandwiched neatly between Mopac and I-35, South Austin has three main corridors: South Lamar, South 1st and South Congress. Each long avenue offers a mix of shopping, eating and apartment living choices and in between these major thoroughfares are the tree-lined communities that make for some of the most delightful living in Austin, where brand new modern style homes sit politely next to older early 20th century contemporary homes. There is no lack of variety in gorgeous homes in this region of the city. A mixture of rural ranch home living and classic suburbia also lay further south, as the South Austin area stretches further south beyond SH 71 to West Slaughter Lane.
Zilker Park is located in South Austin, as is the Long Center for the Performing Arts, both popular place for large events to be held, especially when Austin City Limits and SXSW come to to town. Aside from Downtown, South Austin offers the most diverse entertainment, shopping, and dining choices and living here offers easy access to some of the best that Austin has to offer, be it rock or country music, Tex-Mex or fine dining, thrift stores or luxury retail.
