1. Preparing your home for the market.

It is a myth that all you need to do to sell you home is list it on the MLS.  Sometimes that works, but most of the time it does not.  Touching up the paint and planting new flowers are just a few things that should be done before listing your home.  Work with you Realtor to hire a train professional called a home stager to help identify problem areas and find ways to minimize their impact on the sale.

You may also want to consider having a sellers inspection done.  This will inform you of possible problems and give you a chance to correct them before the buyers notice them.  Ultimately this will help your transaction run smoothly.  Home inspectors list.

2. Pricing

Marketing your home for the correct price is key to it selling quickly.  Your home will be the most active the first 30 days.  Correctly pricing it from the start will give you the best chance of selling.  No amount of marketing can sell an over priced listing.  Your Realtor should provide you with a CMA or Comparative Market Analysis.  The CMA will show you what similar homes in your neighborhood have sold for.  This will give you and your Realtor the ability to set a market price for you home.  Get a free CMA.

3. Marketing

At this point the home is ready to sell.  The listing agent has already had the photographer take the pictures and your listing is up on the MLS.  Marketing does not stop there.  Our listings are syndicated to over 30 websites.  We also, market your home in our newsletter, postcards, twitter, Facebook, newspapers, and magazines.  We put a sign in your yard and hold open houses so as many people as possible can see the house.  We know showings, equal sales.

4.Negotiating

Successfully negotiating a real estate contract is more than a matter of talent.  When you receive an offer having an agent with a proven track record of bringing buyers and sellers together can make a huge impact on your final sales price.  Our agents are skilled negotiators who can help you get to the highest price a potential buyer is willing to pay.  Rather than approaching negotiations from a winner-take-all perspective, our agents focus on your top priorities and strive to keep emotions from over running the process.

5. Managing

While your home is on the market we will provide weekly  status reports that show you summary of feedback from your showings, a review of completed and planned marketing activities and any recommended adjustments to course.  Once your Austin home goes under contract we work hard to make sure the buyers stay on track and continue with the transaction as expected.
