		<title>14 days left &#8211; I keep working, but I can&#8217;t keep up!</title>

			<content:encoded><![CDATA[<p>Seriously?  Seriously?  I&#8217;ve been eating right and working out 3 times a day and I still can&#8217;t lose the weight!  This week, I felt great, I hit all my meals, ate enough to keep my body in line, but I still only lost 4 lbs this week!  WTF?  Everyone else is losing 6, 7, 8 lbs a week and I can&#8217;t get it done.  I just wonder what I need to do differently?  It is safe to day that I am slightly frustrated with this process because I don&#8217;t think it is possible to get to my goal of 55lbs anymore.  14 days is not enough time to lose 30 lbs.  :(</p>
<p>It&#8217;s important for me to stress that I&#8217;m not giving up in any way, I just need to come to the realization that I&#8217;m not going to reach my goal in the time allowed.  I will still push to get to my goal after this competition and will still update my blog so that those who want to can still see my progress.  I know that 4 lbs a week is actually a good amount of weight loss, however, when I see other&#8217;s having much more success than me, I can&#8217;t help but be frustrated.</p>
<p>Total Weight loss to date is 24lbs.  I can tell a difference in myself and my energy is great.  I know now, for certain, that I will keep taking Healthé Trim after this competition is over because of the energy it gives me.</p>
<p>On a lighter note, no pun intended, I am going to unveil my real estate jingle that my friend Will Dupuy wrote and recorded for me this week here on the site.  I&#8217;m pretty excited about that.  I want to get everyone&#8217;s feedback on it before I go spend a bunch of money in radio advertising.</p>

			<content:encoded><![CDATA[<p>So after a disappointing week of weight loss, I&#8217;ve determined that it wasn&#8217;t the amount of working out that I was doing or that I was cheating, it was that I wasn&#8217;t eating enough to support what I&#8217;m doing!  Apparently I should have known this because of the biggest loser, however, I guess I never paid attention.  My body went into survival mode and started storing anything I was eating because I was burning way more calories than I was bringing in.  Looks like weight loss is a tough balance.  I&#8217;ve hopefully corrected those mistakes, and am now back on track.  I will be monitoring my weight throughout the week again because I want to know before Monday morning if I&#8217;m messing up.</p>
<p>Today I had Ed come to my boxing workout and film a little bit of it so that I could add some video again because I think people want to see that.</p>
<p>After my workout, I had to run over to my friends house to bake a cake for the chili cookoff that I am working with on Thursday.  It&#8217;s a carrot cake, and I&#8217;m sure it will be delicious!  It was nice making it with all of the aroma, but I did not even so much as lick my finger to taste it!  I wasn&#8217;t even tempted.  I&#8217;ll get a photo of the finished product soon and let you know how I fare in the dessert competition on Thursday.  :)  I did sport an awesome apron while baking though!</p>

			<content:encoded><![CDATA[<p>In recent months REALTORS have started pushing back from 3rd party website that list real estate listings like, REALTOR.com, Zillow, and Trulia. The complaint is that these sites use the photos we as realtors pay for to sell add space. Mostly other agents buy these spots and get the leads which turn into transactions. Which is a good thing, right? The seller gets a lot of exposure, the buyer has representation, and the agent gets to closing faster. In the end the house gets sold, everyone had representation, and everyone should be really happy.</p>
<h2>So why the push back?</h2>
<p>The only real person who can be upset here is the listing agent. They are under the false assumption that they will get to double end the deal if the IDX, VOW, and third-party sites go away. They might, but without these sites how would your consumers find your property? An endless string of one or two property websites? Hell no, they are going to go to the site with the most listings, and if yours is not there, they may never see it.</p>
<p>Even if the clients find the property, who is the listing agent really serving at this point anyway? The only person getting better served by the listing agent working for both parties is the listing agent who makes twice the money. A buyer should always have representation.</p>
<p>I have clients who will only search my site, and I have clients who will only search a third party site. 9 out or 10 of my clients use one site or another to find the home they buy. That is why we built an IDX site. To allow customers and clients to find properties. We have 2000 visitors to our site for every one that buys a home with us. Sometimes they call the listing agent, sometimes they call their buddy, and sometimes they call us. The point is, sites like ours help people find homes.</p>
<h2>Who’s photos are they really?</h2>
<p>Another complaint I hear all the time is these sites use the photos we paid for. “That is my content and I should have the rights over it.” Well kind of. See, you pay the photographer, but the seller pays you, so really the photos are owned by the seller. Furthermore, without being hired to sell the house you would not have access to take the photos, so because the seller hires you to sell the house the seller own the photos.</p>
<p>Exactly like how an engineer working for Apple who designs a new widget does not own the rights to the widget. Apple may give him some interest in the rights, but if apple hired him to design a widget and gave him the tools to do so, apple then owns the rights to everything he produces. So lets ask the sellers who they think owns the photos.</p>
<h2>Has anyone asked the sellers?</h2>
<p>I know in very rare cases sellers have asked for their home to not be listed in the IDX. This runs about 20 to 30 homes at any given time in the Austin area. For those very rare situations we need to do as our clients ask, and explain to them that it may take longer to sell their home. It may not, but they will certainly not get the exposure that other homes get.</p>
<p>In all the debate, no one has talked about what is best for the sellers. All I am hearing is this is what is best for my company, my listing agents, and my bottom line. I think realtor’s need to watch out, because no one is talking about how this is bad for the sellers.</p>
<h2>What is the answer?</h2>
<p>Clearly, brokers need to have the option to pull their photos off the IDX. Im all for options. But cooperating brokers also need to have options. They need to be able to protect their business model just as listing powerhouses do. Again, competition is always good for the consumer and limiting display of listings on the IDX kills competition.</p>
<p>The only real option I have come up with is to set up a reverse IDX policy. If a broker does not want his listings on the IDX, that is fine, that broker should not be allowed to have an IDX feed.</p>
<p>Of course we would need to set up some limits, we can’t punish a whole office for one client wanting some privacy. Something like 99.8% of brokers current listings need to be on the IDX for them to keep their IDX up and running. This allows the broker to take care of special cases and assures every other broker that they have equal shot of listings on their site.</p>
<h2>It’s about the client</h2>
<p>In the end, it is still about the client. Allowing the buyers to find exactly what they want, and the sellers to be exposed to as many purchasing opportunities as possible. Listing agents need to not be worried about what other brokers are doing and start building a better solution. A solution that will encourage clients to come to their site instead of going elsewhere. Pulling your listings from others sites does not solve anything.</h2>

<p>I was on air again today, and for the third time, Bobby asked me if I played football.  It was funny because as he was saying it, Amy was staring at him with an expression of, &#8220;Really, you&#8217;re asking that again?&#8221;  She called him out on it and it was pretty funny.  For those of you who are closer to me, you know that I get mistaken a lot for Kacee Studdard, but I did NOT play for the Longhorns, and I do NOT play for the Houston Texans.  I did play football in high school, but I still wasn&#8217;t that good.  I&#8217;m just a big guy.</p>

<p>I am disappointed in myself for only losing 2lbs, but I feel like last week was a hump that I needed to get over, and the low weight loss is something that I attribute to that.  I know it sounds lofty now, but to reach my goal, I need to lose 12 lbs a week for the next 3 weeks.  No question about it, my motivation is still there and very strong.</p>

			<content:encoded><![CDATA[<p>Sorry about the title, it was just the first thing that came to my head.  Some of you may or may not know that I have removed alcohol from my diet completely for this competition, and I feel great!  Don&#8217;t get me wrong, I enjoy a glass of wine, a mimosa during brunch, a good beer, etc., but I don&#8217;t miss it at all right now.  Yes, I went out last night.  Yes, I drank a lot.  Yes, it was water!</p>
<p>Moving on.  Last night I went to the Bobby Bones single&#8217;s mingle because it is so close to my house and it gave me something to do to get out of the work/workout routine that I have been consumed with.  It was fun talking to some friends that I ran into and what was really fun was hearing someone saying, &#8220;is that him?  do you think that&#8217;s him?&#8221;  I didn&#8217;t realize that there were people out there that I didn&#8217;t know that are interested in this competition and keep track of who is in it.  I had one girl come up to me and ask, &#8220;Are you Stephen?&#8221;  &#8221;Yes&#8221; I said.  &#8221;I recognized you from youtube and the competition, good luck!&#8221;  she replied.  As I walked on back to my area where I was chatting with friends, I thought about how interesting that interaction was.  It was kind of fun!</p>
<p>I want to make a point about the early days this week.  I had energy from the Healthé Trim to do the workouts, I just didn&#8217;t have the drive to push myself harder like I need to.  I&#8217;ve got that back so I&#8217;m excited!</p>
<p>Anyway, I&#8217;m looking forward to this weekend.  I&#8217;ve got some friends who are going to workout with me over the weekend and a lot of good things planned.</p>

<p>Last week I posted this photo on my Facebook wall of Thin Mint Cookie Balls.  The photo peeked so much interest I thought I&#8217;d share the recipe for what I call the little evil balls of goodness from the cute little green and white cult, aka The Girl Scouts.  Below you&#8217;ll find the ingredients plus a step by step photo tutorial on how to whip up a batch.Here are the ingredients and tools you&#8217;ll need:</p>

<li>one box of Thin Mint Girl Scout Cookies, room temperature NOT frozen</li>
<li>four ounces of cream cheese, softened</li>
<li>one or two bags of Wilton vanilla flavored candy coating chips in desired color</li>
<li>one bag Wilton candy coating discs for your secondary color, if desired</li>
<li>two cookie sheet pans</li>
<li>one box of parchment paper</li>
<li>one wooden spoon</li>
</ul>
<p>Ingredient Note:  Only purchase candy coating discs, never purchase coating sold in large bricks.  The large bag of candy coating you&#8217;ll discover at many grocery stores doesn&#8217;t compare to Wilton&#8217;s quality when melted.  Trust me, just find a local place to pick a bag or six of Wilton candy coating.  It is available in various colors and flavors and can be purchased at Michael&#8217;s, Hobby Lobby or a baking supply shop in your local area.</p>
<p>Thin Mint Cookie Ball Recipe:</p>

<p>Place the entire box of Thin Mint Cookies, both sleeves, into a food processor.  Pick back out two cookies&#8230; one to eat now and another to reserve for comparison purposes.  Place the cookie reserved for later in a small ziplock bag and place in the freezer.  Pulse the cookies until they resemble fine crumbs or dirt.</p>

Dump cookie crumbs into medium sized mixing bowl, add the cream cheese in 1/4 sections with back of wooden spoon incorporate cream cheese until the cookie crumbles are coated, no evidence of cream cheese remains and the crumbs are now moist enough to roll into balls.  You may not need the entire four ounces of cream cheese so be sure to incorporate in sections.  Place the entire bowl in the refrigerator for five minutes to chill.</p>
<p>While the cookie and cream cheese mixture is chilling locate a cookie sheet, gather the parchment paper and two cookie sheet pans.  Line each pan with a single sheet of parchment paper ensuring the paper lies flat on the pan folding under if necessary.</p>

<p>Remove the bowl from the refrigerator and roll cookie mixture into one to one and a half inch balls using your hands.  Place each ball in rows on the parchment lined pan two inches apart.  Once all the balls have been rolled and placed on the sheet pans, place the sheet pans back in the refrigerator, this time for 15 minutes.  At the 10 to 12 minute mark locate a small, deep microwave safe bowl.  Open your primary color candy coating bag and dump all the chips into the bowl.  If you have elected to make the balls more than one and one half inch in diameter, you&#8217;ll need more than bag of the primary color&#8230; so dump two bags in the bowl.  Set your microwave for three minutes and at twenty second increments stop the microwave, remove bowl and mix with a metal fork&#8230; repeat the process until the candy coating is melted and is smooth.</p>
<p>Be sure not to walk away or not open and stir the candy coating every 20 to 25 seconds or so as the candy coating can burn easily.</p>
<p>Once the candy coating is melted, remove the sheet pans of cookie balls from the refrigerator, drop a hardended cookie ball into the melted candy coating.  With a new metal fork, swirl the ball around completely coating with just the tip of the fork.  Once coated, again with only the tip of the fork pull the ball out of the candy coating allowing excess to drip back into the bowl by taping the back of the fork on the rim of the bowl.  This is the hardest part of the process &#8211; waiting for the excess candy coating to drip off.  When excess has been removed, place on the parchment paper in the same place where the ball once resided and repeat until all balls have been coated.  Once all balls are coated with candy coating place the sheet pans back into the refrigerator for 10 to 15 minutes to set.</p>
<p>If you have chosen to work with an secondary color, begin melting amount needed based on decoration.  For example, if you copying the design in the photo above, then only 1/4 of the chips of the second color  will need to be melted.  Based on the amount of balls you will be decorating with a second color, you can utilize a pastry bag with a small tip or a sandwich or quart sized ziplock bag.  If utilizing a ziplock baggie, stuff the bag inside a large glass or plastic cup with opening covering edges.  Once secondary color is melted, pour into ziplock lined cup.  Remove the bag from cup and seal.  With sharp scissors cut a small opening in one of the two bottom corners&#8230; but just a sliver.  It is easier to make a larger hole larger if necessary.  Remove the chilled, set balls from the refrigerator and decorate by pushing the melted candy coating towards the opening and squeezing as you go.  Once decorated, return to the refrigerator for another five to ten minutes to fully set.</p>

			<content:encoded><![CDATA[<p>For the past few years I&#8217;ve had a image on my home screen of my computer.  It&#8217;s there all the time but I rarely see it anymore.  Though I don&#8217;t really ever see it, I still always try to remember the basics of it.  It helps me in the way I do business, and I realized yesterday as I was typing my blog, there are a lot of parallels in the way it applies to working out as well.  Now, there are some things on here that don&#8217;t apply to working out, but I wanted to include the whole image to make it easier.</p>

<p>I took a lot of the ideas from <em>The Last Lecture </em>of Randy Pausch, which if you have never seen it, Youtube it.</p>
<p>When making the decision to work out, many people want to, but&#8230;they don&#8217;t have time, they are waiting on a certain event to pass, they fear the pain of starting workouts, they don&#8217;t know how to workout, or whatever the reason is.  The bottom line is, YOU are the only one who can determine that you want to work out.  YOU have to want to do something about your situation.  YOU have to overcome the hurdles in your path.  A friend, Sarah K., has been sending me emails with motivational sayings and things to keep me pushing along.  One of them said, &#8220;It&#8217;s not about having time, it&#8217;s about making time.&#8221;  I keep having to remember, I HAVE a goal, I NEED to prioritize.  Do I come home and watch T.V.?  Will it help me reach my goal? No, then I don&#8217;t need it so I don&#8217;t do it.</p>
<p>Yesterday I was whining about loss of motivation and how it was starting to become a challenge for me to push myself.  I always try to remember this in business, and my home screen says, &#8220;Brick walls are there for a reason.  They let us prove how badly we want things.&#8221;   My coming to a point where this challenge has become a challenge for me is simply a brick wall that I must overcome.  &#8221;Don&#8217;t complain&#8230;Just work Harder&#8221; says my screen.  I don&#8217;t need to complain about my challenge, I need to push myself harder and bust through (or climb over) that brick wall, whichever is the better workout.  :)</p>
<p>I&#8217;ve got my drive back and I am going to make this goal of mine.  38lbs in 25 days!  I can make this happen.  I will make this happen.</p>

			<content:encoded><![CDATA[<p>Today was a tough day energy wise.  I started out the day with my normal walk and then went into back to back meetings all day.  It was tough trying to time my meals accordingly since my meetings were all over town and varied in duration.  I managed to do it, but it truly is a challenge to keep everything organized while you are on the road all day.  Being a realtor, I always have appointments during the day, but usually it&#8217;s spread out enough to be able to eat at least something between them.  Today I was cramming food down my pipe in my truck on the way to the next appointment!</p>
<p>I was working on my computer for a bit and my sister sent me a g-chat to see how I was doing.  &#8221;It&#8217;s tough&#8221; I told her, &#8221; I feel like I&#8217;m just going through the motions and I need some inspiration.  I think I&#8217;m going to go buy an iPod tonight and upgrade from my old MP3 player.  I&#8217;ll get some new music and that should help.&#8221;  She replied, &#8220;Don&#8217;t do that, I bought you one last night and am making you a playlist right now, way to ruin the surprise.&#8221;  Somehow, she knew that I was needing a boost.  I don&#8217;t know if she knew before yesterday that I still had my old 256 mb MP3 player from 12 years ago, but she got me an iPod.</p>
<p>I&#8217;m working on trying to set it up, but I&#8217;ve got some songs on it now and hopefully more to follow.  The iPod and the music is a boost, but even more so, was the fact that my sister knew that I was about to start struggling and she helped me mentally.  Ultimately, that is the hardest part to keep going.  Your mindset has to remain sturdy.  My mind has moved past the eating challenges and now is working on the kick-it-up-a-notch challenge.  I have to remember to keep pushing myself towards my goal!</p>

<p>Breakfast: Turkey Patty, 2 slices of specialty bread, some almond cheese</p>
<p>Snack: 9 egg whites, 1/4 cup of rolled oats</p>
<p>Lunch: Chicken Tender Strips, broccoli, asparagus and carrots</p>
<p>Snack: A few carrots and some turkey, lunchmeat</p>
<p>Dinner: Turkey Patty and Carrots</p>
