Many home owners in Austin have heard about the Energy Audit. For those that have not here is an recap and update on the issue. The Austin city council has passed a climate protection plan in February of 2007. The plan purpose is to address the issues involving energy efficiency in Austin. “The ordinance also helps meet one of the goals of the Austin Climate Protection Plan—offsetting 700 megawatts of peak energy demand by 2020 to reduce Austin’s carbon footprint. Austin Energy website” Part of this plan is an Ordinance that requires home owners to have an energy audit performed at the time they wish to sell there home. The audit is required to be preformed by the seller and the results disclosed to the buyers. This is required only of those sellers who are Austin Energy Clients. If you home is services by another utility company you are not required at this time to do the audit.
Although the results of the audit must be disclosed, no repairs are mandated by the city. The repairs to be performed are between the buyers and sellers. Because the report is party of the disclose, NRG suggest having the Audit done before your house is listed. The Audits last for 10 years, so why not have it done now. After all, you could save on your utility bills now.
This ordinance has changed many times over the last year, and may change again before you sell your home.
